If you're in the market for a 2-in-1 laptop, the Microsoft Surface Pro is a great option. It's packed with features and gets better with every new version. That said, there are a few things you should be aware of before making your purchase.

The most important thing you should know is that the keyboard and stylus pen is sold separately.  Yes, you heard right!  And you will want be buy these, so plan to budget a little extra.  You can check the latest price on Amazon here.

Also, independent tests have shown that while it has decent battery life, it is less than advertised, coming in at around 10 hours of battery life with power-saving mode enabled. What You Should Know

As a Windows laptop, it's hard for other laptops to compete with the Dell XPS.

One thing we should point out, however, is that we've seen many reviews of Dell laptops underperforming their stated battery life by a couple of hours.  But most of those reports were from the higher resolution models, which tend to consume more power.  We think you will have no problem getting a full day from the stated 14 hours of battery life on the FHD+ model.

This model also features two Thunderbolt 4 USB ports which will allow you to connect to just about any modern device, however, if you need USB-A ports you may need a USB-C port adapter, or a third-party USB hub if you need more USB type-C ports.  At the time of writing this review, we hear that Dell did at least see fit to include a USB-A converter, which we think is great considering that most other manufacturers do not.

If you plan to do any sort of video editing with this laptop, just be aware that it does not have a discreet graphics card.  However, we've seen benchmarks indicating that the Intel Iris Xe graphics is more than capable of rendering up to 4k video on this laptop, albeit, at slower speeds.

If you plan to do any sort of gaming or heavy video editing, you may prefer to get a gaming machine with a discreet graphics controller.  However, they tend to come at a price and add significant weight to the machine.  The Dell XPS 15 is also a great choice and has a dedicated NVIDIA GPU.

This is the best affordable laptop so it certainly may not meet the demands of a power user, but that is to be expected with a budget pick. However, for the average realtor on the go, a moderate machine capable of running basic business applications and surfing the web is usually fine, and the ThinkPad 3 fits the bill.

If you are encoding video or doing a lot of multi-tasking you may want to consider upgrading to something with an Intel Core i5 or better CPU. Over the past decade, modern operating systems and applications have grown to take full advantage of the hardware available, and the stock 8GB of RAM should be seen as the bare minimum these days.

In fact, no matter what your needs are, we highly recommend planning an upgrade of the RAM and/or the drive if you think you will need more down the road. Alternatively, you may want to check out a model that already comes with 16GB RAM.

If you are looking for better than average battery life, there are better options. However, the stated 11 hours of battery life is more than enough to get you through most days.  If you plan to do virtual meetings, this model does include a 720p webcam, which is not the best, but will certainly do the job.

Buyer's Guide - How To Make An Informed Choice

Design

There are many different styles of laptops on the market.  You have gaming laptops, business laptops, highly portable laptops, 2-in-1 laptops that can convert into a tablet, laptops made for content creators, and many more.  The list goes on and on.

Not every real estate agent may have the same needs or wants.  Most will generally be on the go and need quick access to their laptop when needed.  However, the rest will depend on what features you need.  Because of this, design is very subjective.

If you care about appearances, you may want a very professional or minimalistic design.  However, if you care more about design, you may have to give up some of the features you need.

Many design aspects will impact functionality, which a few exceptions.  For example, most laptops with a sleek design do so by compromising on things such as cooling.  Poor cooling usually means it runs hotter, which then means they can't pack in as much performance.  This is why you see gaming laptops that need the best performance are often very large and bulky.

Similarly, there is a whole breed of laptops called a 2-in-1, which is both a laptop and tablet in one.  These are very portable tablet computers that will let you change the laptop mode to a tablet.  They typically include the option to attach a keyboard separately, but some have the keyboard built in.

Due to the smaller size, they usually lack in terms of performance or connectivity options.  However, if you need both a tablet and a portable laptop but don't care as much about the performance then these can be a great option.

Our recommendation is to look at functionality first over design.  Consider how you will use your laptop, find the features you need, and then narrow your search to those with a design you like the best.

Size and Weight

Most laptop buyers do so for portability.  This especially holds true for most real estate agents who are always on the go.  So one of the first questions you should ask yourself is how often will you be traveling? If the answer is frequent, then you should consider size and weight as important factors.

It’s easy to dismiss this when handling a laptop in person.  Most laptops by themselves seem fairly light. However, if traveling you will likely not be carrying just the laptop alone, but the power adapter, accessories, paperwork, and other items. These things add up fast!

For that reason, we recommend going as light as you can depending on your use. Most often the lightest laptops are less powerful and screen size suffers, so you will need to judge carefully to determine what works best for you. This is a personal decision.

We highly recommend staying under 3.5 lb. as a good rule of thumb. This is based on personal experience. We also find that thickness is more important than overall length and width. So get the thinnest machine that you can under 3.5 lb. and your back and bag will thank you.

Battery Life

As a real estate agent on the go, you also can't ignore the importance of battery life.  After all, you won't always have access to power when showing properties.  And imagine how unprofessional it would be to run out of power with a client.  You want to be prepared.

In almost all cases, you'll want to narrow your focus to the best battery life you can find. However, you should consider your amount of travel and work backward from there in terms of the actual battery life you need.

As a general rule, we would recommend that real estate agents look for a laptop battery that has at least 8 hours of average battery life for general use.

Do also keep in mind that many laptop manufacturers drastically over estimate their stated battery life.  Because of that, we generally recommend validating their claims by reading third-party reviews.  Where available, we always do this before bringing you a product recommendation

Durability

Durability is always important for a laptop, but even more so if you are going to be on foot a lot.  Inevitably, you may accidentally drop your machine, and the last you want is for it to go silent.

What's durable for you is also highly subjective, and depends on other factors that you care about most.  For example, metal enclosures are great and durable, however, they can also bend if dropped hard enough and tend to get hot.  Plastic, on the other hand, will more likely crack if dropped, but may not deform.

Glass screens are also fantastic to look at, but they can more easily shatter.  And how clumsy are you with your cup of coffee?  How fast and easy will it be to clean if you spill something on the keyboard?

These are all things you need to consider when selecting a laptop for durability.  There is no such thing as an indestructible laptop unless you want to carry one of those bricks that the military uses.  Just consider how you will use yours, what matters the most to you, and then narrow your search to accommodate.

We pick laptops that are generally durable in most situations and have great brand reputations for support.  This way we know if the inevitable does happen, you have options for getting to repaired.

Display / Screen

We can't ignore the importance of a good laptop display. After all, this is what you will be looking at all day! Consider what is most important to you.  Do you have trouble reading small print?  Do you often deal with eye strain?  Will you be editing color-sensitive media like creating graphics, photos or videos for your listings?  If you answered yes to any of these you should limit your search to the best laptop screens you can find.

If you need the most screen real estate possible, we would normally recommend nothing smaller than 14".  However, real estate agents typically need extra portability so you may want to also consider 13" or better.

Another important consideration is screen brightness and contrast.  These are just as important for those editing media, as this can have an impact on color accuracy.  It's also important if you are going to be using your laptop outdoors frequently.

RAM

Picking the right type of RAM is easier than you might think. As with our typical recommendation on processors, more is usually always better.

Operating systems today are using more RAM and storage capacity out of the box than ever before. But as computers become more capable, this is inevitable.

RAM is like your short-term memory. As you run applications, your laptop will use RAM to store information for quick access. The more RAM you have, the more programs you can run at the same time. If you use more than you have, your computer substitutes your local storage drive instead, making your laptop seem sluggish.

We consider 8GB of RAM to be the absolute minimum for most laptops today. However, if you plan to run more than a couple of applications at a time, you would be wise to start your search at no less than 16GB.

Storage

A storage drive is primarily designed for long-term data storage such as your operating system, applications, and personal data. It doesn't need to be as fast as RAM. However, the speed and storage capacity of your drive does affect your overall laptop performance, which is why newer models now offer an option for SSD storage.

SSD is short for solid-state drive and is a type of storage space with no moving parts. This allows your storage to run faster and be less affected by physical damage, which is a very useful thing for a laptop!

Optimally, no less than a 512MB SSD storage will do in our opinion, unless you are on a tight budget. In that case, you can get by with 256GB, but you may want to also consider an additional external storage device. If you intend to store large photos or videos, you may want an even larger drive.

Connectivity

You will undoubtedly use external devices with your laptop. However, understanding what types of ports and connectors are available on your laptop today is somewhat less important than it used to be unless you are running specialized devices.

For most realtors, standard USB-C ports will do the job.  Many ultra-portable and budget laptops may only have one or two USB Type-C ports, but that is okay.  A USB hub can be purchased which allows you to connect multiple USB-type devices to one port.  If you intend to give many presentations, you may also want to consider an HDMI port.

Performance

Most people would assume that you need the best performance possible in a laptop.  This may be true if you are a content creator, gamer, or just a power user, but most real estate agents are not.

If you are simply needing access to web applications, your CRM, and basic office tools then you will likely not need a very powerful machine.  In fact, most affordable laptops will likely do that job just fine.

However, if you already know you will be running PC games or heavy applications such as creative tools to edit photos and video, then stop right here and get a machine with powerful graphics, preferably with the best discreet NVIDIA graphics card you can afford, and latest i7 or better processor.

In these situations, you will narrow your search to a gaming laptop if you are looking at PCs.  This is not strictly necessary, but the processing time you will save rendering video with a quality graphics card instead of integrated Intel Iris or Intel UHD graphics is dramatic.

For everyone else that is just an average user, there are a few general guidelines to keep in mind when deciding on the performance level you need or are okay with.

Laptop manufacturers will often save on processor costs first by using outdated or poor-performing processors in their budget models. This means that you can expect budget computers to be slower and show their age much sooner than their latest and greatest counterparts.

At the same time, you can usually expect the more expensive machines to have a better processor and speed.  And as the next generation hardware comes out, what was once the best yesterday is now budget today.

While laptop manufacturers are playing this game, software companies are continually updating their operating systems and applications to take advantage of this new hardware.  But it usually takes them a little time to catch up.

Our simple recommendation is to always buy the most expensive laptop you can afford, and avoid budget machines unless you can’t help it.  At the same time, if you do get an affordable laptop it doesn't mean it will underperform.  In most cases, it just means that it may show its age faster than a premium model.
